Smart Planning are delighted to have received planning permission for a larger new dwelling within the Thurrock Green Belt near to the village of Orsett, subject to conditions.

A previously approved application prepared by Smart Planning at the site sought the removal of a single-storey double garage, stable block and chicken shed in lieu of a detached two-storey dwelling.

A subsequent Certificate of Lawful Proposed Use or Development (CLOPUD) was achieved via appeal for an incidental outbuilding for the host property. The resultant volume was then traded-in as part of a larger revised dwelling for the site; the principle of which had been accepted through the first planning application.

Permitted Development Rights were also removed by the Local Planning Authority to prevent additional outbuildings and extensions from being built in the future, taking into account the site’s locality within the Green Belt.

The new larger property benefits from its own vehicular access and parking. Inside it has four spacious bedrooms with two en-suites, a family bathroom, study, utility room, downstairs toilet and a large open plan kitchen, dining and living area. Furthermore, the design of the dwelling is befitting of its rural setting.

In addition to the Green Belt designation of the land, the site was also located near to a row of Grade II Listed Cottages and opposite a Scheduled Ancient Monument, making this outcome all the more pleasing, especially for our client.
